BOARD MEETING MINUTES
FEBRUARY 14, 2024
Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Brian McGuinn, Stacy Puleo and Yulia Balyberdina
Board Members Absent: None
Also Present: Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present and opened the February 14, 2024, Board Meeting at 7:00 pm. There was 1 homeowner present.
MINUTES – The Board reviewed the Minutes from the January 10, 2024, Board Meeting.
Mr. McGuinn made a motion to approve the Minutes from the January 10, 2024, Board Meeting as written. Mrs. Puleo seconded this motion, and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed December 31, 2023, Delinquency Report. There are no delinquent accounts currently.
The Board reviewed the December 2023 (year-end) Balance Sheet and Income and Expense reports.
Mrs. Puleo made a motion to transfer the end of the year income of $8,334.83 to the Reserve Accounts, splitting the amount between the Unallocated and Capital Improvement accounts. Mr. Lindblom seconded this motion, and it was unanimously approved by the Board.
OLD BUSINESS AND NEW BUSINESS
COMPLETE PROPERTY MAINTENANCE (CPM) JANITORIAL SERVICES AGREEMENT – Mr. Wasylowsky made a motion to approve the Complete Property Maintenance (CPM) Janitorial Service Agreement. Mr. Lindblom seconded the motion, and it was unanimously approved by the Board.
WEBSITE – Nothing to discuss.
CAPITAL IMPROVEMENT COMMITTEE – The Board Members discussed the Bench Project presented by Brian McGuinn. Management will prepare an estimate for the benches. Mr. McGuinn and Mr. Bouras will meet with the CPM representative to determine the costs of the mulch installation.
MANAGEMENT
PLAYGROUND WOOD CHIPS AND PERIMETER BORDER INSTALLATION STATUS – Mr. Bouras informed the Board that this project is now completed.
MANGO TREES PLANTED BY HOMEOWNER IN VINCE MAIDA PARK WITHOUT HOA APPROVAL – The Board Members discussed this matter and agreed that Mango Trees that were planted on the common area cannot be allowed. Mrs. Puleo made a motion to grant the homeowner 30 days to remove/relocate the Mango Trees, remove the irrigation that was installed and return the area to its original condition. Mr. Lindblom seconded, and the motion was unanimously approved.
The homeowner was informed that he will need to submit a modification request if he decides to relocate these Mango Trees to his property.
ENTRANCE SIGN DISCOLORED BY PRESSURE WASHING - The Board Members discussed this matter.
PROPERTY INSPECTION REPORT – Nothing to discuss.
RENTAL INFORMATION REPORT – Nothing to discuss.
The meeting was adjourned at 7:50 pm.
