ASHLEY PARK HOMEOWNER’S ASSOCIATION, INC.

BOARD MEETING MINUTES

JANUARY 10, 2024




Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Brian McGuinn, and Stacy Puleo


Board Members Absent: Yulia Balyberdina


Also Present: Jim Bouras, Community Management & Construction, Inc.



Daniel Lindblom stated there is a quorum of Board Members present and opened the January 10, 2024, Board Meeting at 7:00 pm. There was 1 homeowner present.


MINUTES – The Board reviewed the Minutes from the December 13, 2023, Board Meeting. 

Mrs. Puleo made a motion to approve the Minutes from the December 13, 2023, Board Meeting as written. Mr. McGuinn seconded this motion, and it was unanimously approved by the Board.


FINANCIAL - The Board reviewed December 31, 2023, Delinquency Report. There are no delinquent accounts currently.

The Year End Balance Sheet and Income and Expense Reports are not available yet and will be reviewed at the next meeting.


OLD BUSINESS AND NEW BUSINESS

DISCUSS NEW ATTORNEY RELATIONSHIP – Mr. McGuinn made a motion to approve the Valancy & Reed, P.A. Agreement for Legal Services as presented. Mr. Wasylowsky seconded the motion, and it was unanimously approved by the Board.


The Board Members discussed the new janitorial contract. Management will email the text of the contract to the Board for review.

Mr. Lindblom made a motion to tentatively approve the Grant Property Management janitorial service contract contingent on the acceptable contract terms and the same contract price as the existing janitorial contract. Mrs. Puleo seconded this motion, and it was unanimously approved by the Board.


WEBSITE Nothing to discuss.


CAPITAL IMPROVEMENT COMMITTEE 

DISCUSS PROPOSED PARK BENCHES – The Board Members discussed this matter. 


MANAGEMENT


PLAYGROUND WOOD CHIPS AND PERIMETER BORDER INSTALLATION STATUS – The project is in progress. Mr. Bouras informed the Board that a couple of raised sidewalk sections at the entrance to the playground were repaired by the contractor who was working on the Boca Winds sidewalk in front of the tennis court. 


PROPERTY INSPECTION REPORT – Nothing to discuss.


RENTAL INFORMATION REPORT – Nothing to discuss.





Mr. McGuinn noted that Ashley Park entrance signs need to be pressure washed. Management will schedule pressure cleaning of the signs after the holiday lights are removed.




The meeting was adjourned at 7:22 pm.
