BOARD MEETING MINUTES
MARCH 20, 2024

Present: Rick Stacy, Daniel Lindblom, Lauren Byrne, and Jamie D'Albenzio.

Also Present: Jim Bouras, Community Management & Construction, Inc.
Mr. Stacy opened the March 20, 2024, Board Meeting at 7:00 pm and welcomed all Board Members and Homeowner Members in attendance. There were 4 Homeowners in attendance.
APPROVAL OF MEETING MINUTES – The Board reviewed the Meeting Minutes from the January 17, 2024, Annual Members Meeting. Mr. Lindblom made a motion to approve the January 17, 2024, Annual Members Meeting Minutes as written. Mr. Stacy seconded the motion, and the motion was approved by the Board with 3 votes in favor and Lauren Byrne – abstained.
FINANCIAL – The Board reviewed the Delinquency Report as of March 12, 2024. There are no delinquent accounts that need to be discussed.
The Board reviewed the February 2024 Balance Sheet, and Income and Expense Report. Mr. Bouras noted that the association is in a good and stable financial condition. Expenses are currently under budget.
REVIEW DRAFT 2023 FINANCIAL AUDIT PREPARED BY CPA’S – The Board Members reviewed and discussed the draft of the 2023 Financial Audit prepared by CPA’s.
Mr. Stacy made a motion to approve the draft of the 2023 Financial Audit. Mrs. Byrne seconded the motion, and it was approved by the Board unanimously.
COMMUNITY LAKES
LAKE INSPECTION UPDATE – Mr. Bouras updated the Board on the condition of the lakes.
NEW BUSINESS/OLD BUSINESS – Nothing to discuss.
A motion was made and approved to adjourn the Board Meeting at 7:16 pm.
