BOARD MEETING MINUTES

NOVEMBER 11, 2020

Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Stacy Puleo, Diane Esola

and Brian McGuinn

Board Members Absent: None

Also Present: Paul Valyo & Jim Bouras, Community Management & Construction, Inc.



Daniel Lindblom stated there is a quorum of Board Members present via audio conference call and opened the November 11, 2020 Virtual Board Meeting at 7:00 pm.


MINUTES – The Board reviewed the Minutes from the October 14, 2020 Board Meeting. Mrs. Puleo made a motion to approve the Minutes from the October 14, 2020 Board Meeting as written. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.


FINANCIAL - The Board reviewed the September 30, 2020 Delinquency Report. One delinquent account was discussed.


#85 – Copy of the association foreclosure suit was sent to the homeowner with no response from the homeowner. Mr. Lindblom made a motion to begin association foreclosure if the homeowner does not contact the association by January 1st 2021. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.


The Board reviewed the October 2020 Balance Sheet and Income and Expense Report. Mr. Valyo stated the Association is in good and stable financial condition. Expenses are currently under budget.


REVIEW FOR APPROVAL 2021 ESTIMATED OPERATING BUDGET – The Board Members reviewed and discussed the proposed 2021 Estimated Operating Budget.

Mrs. Puleo made a motion to approve the presented 2021 Estimated Operation Budget with $2.00 per month/ $6.00 per quarter increase in the association dues. Mr. Lindblom seconded this motion and it was unanimously approved by the Board.


CAPITAL IMPROVEMENT COMMITTEE

NEW PLAYGROUND DISCUSSION –Mr. Bouras informed the Board that one of the companies that was advertising a very attractive price for the playground is refusing to come on-site to meet management and the Capital Improvement Committee. The Board Members agreed to look for another playground supplier. It was noted that a new playground will be next year’s most important project.




MANAGEMENT

LEASE INFORMATION UPDATE – Nothing new to discuss.

WEBSITE – Mr. Lindblom reminded the Board Members and homeowners in attendance about the Fishing Tournament that will take place on November 14th.

OLD BUSINESS AND NEW BUSINESS

Mr. Lindblom informed the Board that the 1st notice of the Ashley Park Annual Meeting was mailed out together with a Candidate Registration Form for those who are interested to serve on the Board and a reminder about general association rules: garbage pickup, parking, pets and leases. The 2nd notice will include a letter that was reviewed by the Board and a ballot.


Mr. Wasylowsky addressed the Board regarding the visibility and effectiveness of the PBCSO contract deputies patrolling community. The Board Members discussed this matter. Mr. Lindblom informed the Board Members that the instructions for the contract deputies will be changed requesting the presence of a radar trained deputies at least on some of the days of the week.


Mrs. Puleo asked for the volunteers to help with the holiday light installation. Brian McGuinn and Jeff Wasylowsky volunteered to help. Management was instructed to check the electrical outlet behind the Ashley Park monument.


Mr. Lindblom made a motion to adjourn the Board Meeting at 7:36 pm. The motion was seconded by Mr. Wasylowsky and unanimously approved by the Board.
