BOARD MEETING MINUTES
OCTOBER 14, 2020
Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Stacy Puleo, Diane Esola and Brian McGuinn
Board Members Absent: None
Also Present: Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present via audio conference call and opened the October 14, 2020 Virtual Board Meeting at 7:00 pm.
MINUTES – The Board reviewed the Minutes from the September 9, 2020 Board Meeting. Mr. McGuinn made a motion to approve the Minutes from the September 9, 2020 Board Meeting as written. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the October 1, 2020 Delinquency Report. One delinquent account was discussed.
#85 – Copy of the association foreclosure suit was sent to the homeowner. This account will be monitored.
The Board then reviewed the September 2020 Balance Sheet and Income and Expense Report. Mr. Bouras stated the Association is in good and stable financial condition. Expenses are currently under budget.
MANAGEMENT
LEASE INFORMATION UPDATE – Nothing new to discuss.
WEBSITE – Nothing new to discuss.
CAPITAL IMPROVEMENT COMMITTEE REPORT –The Board is working on obtaining estimates for new playground equipment.
OLD BUSINESS AND NEW BUSINESS
Mr. Lindblom informed the Board that volunteers are needed for a Fishing Tournament scheduled on November 14th 2020. Registration information for this event can be found on the association web site.
DISCUSS PROPOSED 2021 OPERATING BUDGET – Mr. Bouras presented a proposed 2021 Operating Estimated Budget prepared by management with a $2.00 per month/ $6.00 per quarter increase in the association assessment payments. The Board Members reviewed and discussed presented budget.
Mr. Lindblom informed the Board that the association attorney is communicating with the residents of 22640 Sea Bass and homeowners who are confirmed to be family members. The focus of the Board will be now on correcting maintenance violations at this property.
The Board Members discussed a blue tarp on the side yard of the house at 22646 Sea Bass Drive. It was noted that trees were recently installed by the homeowner, but the blue tarp is still very visible. The Board Members requested for the homeowner to re-submit a modification request with the replacement sail shade details: size, color, etc. in a neutral color (tan or beige).
Mr. Lindblom made a motion to adjourn the Board Meeting at 7:35 pm. The motion was seconded by Mr. Wasylowsky and unanimously approved by the Board.
